POSITION SUMMARY

Supervises the maintenance of the building, grounds, transportation, housekeeping and mechanical assets of the Community.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Responsible for assisting governmental services during inspections. Must be aware of all required regulations and ensure that campus is in compliance.

  • Collects, prioritizes, and assigns maintenance service requests in a timely, efficient manner.
  • Responsible for the total operation and maintenance of the campus. Supervises the maintenance of Community buildings to the high standards of construction.
  • Develops the Capital Budget and annual maintenance budgets.
  • Oversees renovation, remodeling and maintenance to the entire Community.
  • Oversees and manages maintenance contracts, electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.
  • Develops vendor relationships and negotiates contracts for maintenance services when appropriate. Makes recommendations to Executive Director.
  • Evaluates equipment needs and submits purchase requests to the Executive Director.
  • Conducts inspections on apartments prior to occupancy.
  • Ensures that trash collection and removal and trash receptacles and collection areas are maintained in a clean, sanitary and timely manner.
  • May receive after hours calls for maintenance emergencies.
  • Develops and implements a comprehensive preventative maintenance program and work order system.
  • Responsible for leading the Safety Committee.
  • Responsible for ensuring compliance with the Water Management Plan and Moisture Management Plan. Directly supervises employees in the Maintenance and Housekeeping department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees.

QUALIFICATIONS

  • High School Diploma or Bachelors/Technical degree in related field.
  • Four years maintenance supervision experience.
  • HVAC certification preferred.
  • Working knowledge of machinery, tools, repair techniques, plumbing and related repair.
  • Experience with electrical systems, phone systems, fire panels, emergency response systems and disaster preparedness.
  • Experience with all types of appliances (refrigerator, washer, dryer, dishwasher, stove, microwaves) preferred.
